1. Identification of the property
Benedict Rooms operates on a non-business basis (B&B), in accordance with the regional regulations of Emilia-Romagna concerning non-hotel accommodation facilities. Owner identification data can be retrieved via the National Identification Code CIN IT037006C1RSUKM4QL.

2. Bookings
Bookings are made directly via WhatsApp at +39 375 615 6161 or by email to benedictrooms@gmail.com. At the time of booking, the guest is required to provide their personal details and a valid identity document, in compliance with Art. 109 of the Italian Consolidated Public Security Act (T.U.L.P.S.).
3. Check-in and check-out
- Check-in: from 2:00 PM to 11:00 PM. Self check-in is available 24/7 through a smart lock, after the code is communicated by the host.
- Check-out: by 11:00 AM on the day of departure.
- Operator hours are 10:00 AM–11:00 PM CET. For requests outside these hours, please contact the WhatsApp number.
4. Cancellations and changes
Cancellation terms are communicated at the time of booking and vary depending on the period and the type of room chosen. Any changes or cancellations must be communicated in writing via WhatsApp or email with as much notice as possible.
5. House rules
- Access to the rooms is reserved exclusively for guests registered at check-in.
- Entry by unregistered persons is not permitted.
- Smoking is prohibited inside the rooms and in common areas.
- Guests are required to respect quiet hours (silence from 10:00 PM to 8:00 AM).
- Pets are not allowed, except by specific arrangement.
- The use of appliances that alter the electrical system or disturb other guests is not permitted.
6. Liability
The guest is responsible for any damage caused to the premises, furniture or equipment of the property, and undertakes to reimburse the value of the damage upon agreed quantification. The property is not liable for valuables not stored in the smart lockers provided.
7. Tourist tax
The municipal tourist tax of Bologna, where applicable, is due from the guest and must be paid to the host at the time of check-in, in accordance with the regulations of the Municipality of Bologna.
8. Privacy and cookies
The processing of personal data is governed by the Privacy Policy. The use of cookies on the Site is described in the Cookie Policy.
9. Jurisdiction and applicable law
These Terms are governed by Italian law. For any dispute arising from the use of the Site or from the stay at the property, the Court of Bologna shall have exclusive jurisdiction.
